A pre-demolition audit catalogues the materials in a building before it is demolished or stripped out, and sets out which can be reused, recycled or need disposal. It supports BREEAM Wst 01 credits and the GLA Circular Economy Statements (opens in new tab) required for referable planning applications in London. More about our audits.
A pre-refurbishment audit is carried out before a strip-out where the structure is being retained, focusing on fit-out, finishes, services and FF&E. A pre-demolition audit is carried out before a building is fully or partly demolished and covers the structure and fabric as well.
Circular procurement means sourcing reclaimed, refurbished and surplus materials for a fit-out or site set-up instead of buying new. In these case studies Material Index supplied furniture, office pods, lighting and flooring through its marketplace, sourced from strip-outs and trade partners.
Across the circular procurement case studies here, clients saved between 32% and 96% against the price of new, and between 730 kg and 18,547 kg CO2e against specifying new. The saving depends on what is supplied, its condition and how far it travels to site.

A material passport is a digital record of the materials and components installed in a building: what they are, where they are, their condition, and their environmental and technical data. Material Index passports live on our platform, so the information stays useful through operation, refurbishment and the next reuse of each material.
