What raised access flooring is, and why it holds up reclaimed

Raised access flooring (RAF) is a modular floor system, usually steel-encased panels on adjustable pedestals, that creates a void underneath for cabling and building services. Because the panels themselves are a simple, robust steel-and-core construction rather than something that wears out functionally, they're one of the better categories for straightforward reuse: panels reclaimed from a strip-out and installed 15 or more years ago can genuinely still perform on par with new panels, provided they've been reasonably looked after.

Most reclaimed and used stock is the standard 600×600mm access floor panel, the steel and metal-clad access floor tiles made by manufacturers such as Kingspan, Tate and Bathgate, which is why matching reclaimed panels to an existing raised floor is usually straightforward.

Where reclaimed panels make sense, and where they don't

Reclaimed RAF is a strong fit for CAT-B office fit-outs, general commercial refurbishment, and any project where load and performance requirements aren't at the critical end. It's a weaker fit for data centres and other high-load, high-spec environments where certified, matched-batch performance really matters; there, new or manufacturer-refurbished panels are usually the safer call.

What to check before ordering

Check a few specifics against your existing installation. Mismatched grids are the most common reason a reclaimed order doesn't work out, so start there:

  • Panel size: 600×600mm is standard, but grid sizes vary
  • Load rating: confirm the panel's load grade (light, medium or heavy) suits its use — medium-grade covers most CAT-B offices
  • Thickness & pedestal/grid compatibility with your existing sub-floor
  • Single vs mixed batch: finish and edge detailing can vary between manufacturers, even at the same nominal thickness

BREEAM and circular economy

Using reclaimed raised access flooring can support a materials-related BREEAM credit and contributes positively to a project's Circular Economy Statement, since it's a direct reuse pathway rather than recycling.

Will reclaimed panels fit my existing grid?
